Leasing Information

What types of tours are offered?

At Amelia Apartments and Townhomes we offer In-Person tours. Tours can be scheduled online at www.liveameliaga.com or you can give us a call at 229-469-5026 to set up a tour with one of our team members

What lease terms are available?

Amelia Apartments and Townhomes offers 12 month and 15 month lease terms.

How do I apply?

At Amelia Apartments and Townhomes, rental applications are completed online at www.liveameliaga.com.

What are the application and move-in fees?

At Amelia Apartments and Townhomes, application fees are $45 per person 18+. The administration fee is $100 per household. Prorated rent will be due at move-in, in addition to a deposit that is based on credit scoring.

What are the monthly fees in addition to rent?

Amelia Townhomes has a monthly $35 fee for water/sewer as well as a monthly $35 fee for washer/dryer rental. Amelia Apartments has no fees in addition to the base rent.

What utilities do residents need to set up?

At Amelia Apartments and Townhomes, residents required to set up water/sewer service in-person with the city of Valdosta as well as electric service with Georgia Power. Residents of Amelia Townhomes are only required to set up electric service with Georgia Power. Cable/Internet are not provided, so if they choose, the resident would need to set up their own internet service for their home.

Is renters' insurance required?

As a resident with Amelia Apartments, you have the following renter's insurance options:

• Obtain your own RealCoverage/Erenterplan insurance policy
• Obtain your own third-party policy with whichever insurance provider you would like.

BOTH options must be completed through the RealCoverage website to ensure that your policy is on file with us and active. www.RealCoverage.com

If you choose a THIRD-PARTY policy, you MUST ensure that you have uploaded a current copy of your insurance policy to: www.PolicyValidator.com

When is rent due and how can I pay?

At Amelia Apartments and Townhomes, rent is due on the 1st of each month, including holidays and weekends, with a grace period through the 5th. Late charges apply beginning on the 6th. Payment options include the online resident portal (debit, credit, or bank account), money order, personal check, or cashier's check.

Do you accept Section 8 / Housing Choice Vouchers?

At Amelia Apartments and Townhomes, at this time, we do not accept Section 8 or Housing Choice Vouchers.

What are the credit and income qualifications?

At Amelia Apartments and Townhomes, the combined gross household income must be at least 3 times the monthly rent, with valid proof of income required. Credit history, score, and background screening are also evaluated. We encourage everyone to apply. Please contact our leasing team for more detailed information.

What happens if a roommate does not qualify?

At Amelia Apartments and Townhomes, the roommate won't be approved to lease or live on-site, so their application cannot move forward. However, you can still proceed with your own application and potentially secure the apartment independently.

Can I break my lease if I receive a job transfer?

Yes, at Amelia Apartments and Townhomes, a lease buyout option may be available for residents who need to end their lease early. A written notice is required, and lease termination fees may apply. Please contact our leasing team for current buyout terms and requirements.

Can I switch to a month-to-month lease after my first year?

At Amelia Apartments and Townhomes, leases automatically convert to a month-to-month lease at the end of the initial lease term unless you choose to renew or provide a 60-day written notice to move out.

A $200 month-to-month will apply. For current renewal options and lease details, please contact our leasing team.

Is there a guest policy?

At Amelia Apartments and Townhomes, guests may stay for up to 7 consecutive days. For longer stays, the guest must complete an application and be added to the lease as a resident at Encore at Westgate.

Do you offer furnished apartments?

Amelia Apartments and Townhomes does not offer furnished apartments in Valdosta, GA .

Is subletting allowed?

No, subletting at Amelia Apartments and Townhomes is not permitted.

What floor plans are available?

Amelia Apartments and Townhomes in Valdosta, GA offer spacious 2-bedroom apartments and townhomes, each with 1 bathroom and thoughtfully designed layouts for everyday comfort. Our floor plans feature either a paved patio or a balcony, while all homes include spacious living rooms, making these luxury townhomes ideal for relaxing, entertaining.

What appliances are included?

Amelia Apartments and Townhomes in Valdosta, GA all homes include a fully equipped kitchen with a refrigerator, stove, dishwasher, and microwave.

Are washers and dryers included?

Yes, Amelia Apartments and Townhomes- all townhomes have provided stackable washer/dryers that are $35 per month in addition to the base rent. At Amelia Apartments, washer/dryer sets are optional to be added for $35 per month.

What are the countertops and flooring like?

Amelia Apartments and Townhomes feature wood vinyl flooring in kitchen/bath areas, cream/gray carpet in the bedrooms, laminate countertops, and wood cabinetry in the kitchen and bathrooms.

Do units have patios or balconies?

Yes, at Amelia Apartments and Townhomes, our townhomes feature a concrete-paved back patio, and our apartment homes feature a spacious balcony.

Is there smart home or keyless entry technology?

At Amelia Apartments and Townhomes, we offer standard key entry for each home. We provide a key to each leaseholder at move-in.

Is there air conditioning?

Yes, at Amelia Apartments and Townhomes, all homes include central heating and air conditioning for year-round comfort in Valdosta, GA.

Is there a dog park or pet washing station?

While we do not offer a Dog Park at Amelia Apartments and Townhomes, the community features spacious grassy areas with pet stations, perfect for walking your pet.

At Amelia Apartments and Townhomes, we do not currently offer EV charging stations.

Is the community smoke-free?

What are the pet fees?
